The property is located on the slopes of Cerro de las Mitras, on Rogelio Gomez Cantú Avenue. Its topography is irregular with some rugged slopes or small valleys, with an estimated density of 2,100 residences. A site analysis was made looking to take advantage the best views of the property, and the possible vehicular and pedestrian access. The front of the property was destined for commercial use and the access roundabout was designed to guide the traffic to the different stages of the Master Plan and to control the entry and provide security, which results in an urban landmark by giving a unique class to the whole property. The showroom, near the access roundabout, shares the same plastic language of the complex, as in the future, it will function as the Club House. The Master Plan consists of four development stages. The buildings were designed to adapt to the site, trying to reduce the excavation due to the hardness of the ground. In total there are nine buildings of different levels - up to 17- and a large tower of 37 storeys, which was positioned at the highest point of the property. Each of the buildings are placed in such a way that they had the best possible view, achieving natural lighting and ventilation. The parking lots are designed complying with the regulations of Monterrey’s Urban Development Plan 2002-2020, taking full advantage of daylight leaving open façades to cause a sweep of natural air and reduce the use of mechanical extraction systems. Outside, the natural characteristics of the site were used to create walkways along public areas like terraces, grills and games, which are part of the amenities of the complex. The facades will be of precast material and in the basements will be of natural stone veneering, trying to use the product of the excavation. The crystals have little thermal gain to reduce energy consumption for air conditioning.
